Staging: A Feature Project

I am so excited to share my very first feature project on the blog! I love sharing my before and after pics on Instagram with you guys but I’ve been dying to be able to share more details and photos of my projects.

This week’s feature project is a brand new rental property I staged right here in Barrie.

In addition to designing and staging spaces for homeowners, I also often stage vacant listings and rental properties through realtors and property management companies. This was such a fun little project, and even better - I had a blank canvas to start with!

But before I dive into the details of this project, I cannot stress enough that staging any property before selling is the ultimate marketing tool! So many people have a very hard time visualizing what a space might look like with all of the finishes and furnishes. So when a space has been staged well, it can very quickly showcase its potential to be a functional and beautiful home. Remember - staging should merchandise a lifestyle, not just the listing itself. Staging rental properties can also potentially raise the monthly rent. Bonus!

Now back to the project! As I mentioned before, this property was brand new - making it super easy to work with! As much as I love the challenge of staging an older home - or a home with unconventional finishes - starting from scratch can be so refreshing.

For this property I worked with the living room, dining room, kitchen and two bedrooms. As one always should when staging, I kept the furnishes, colour palette and decor neutral. Keeping a space as neutral as possible is a great way to ensure that the space is appealing to most potential tenants or buyers.

I chose to keep the colour palette for this property mostly neutral and cool, with blue accents. This palette is perfect for a smaller space because it really opens it up and makes it appear more spacious. I’m all for mixing metals, but to keep the space more contemporary we used chrome for the coffee, side and dining room tables. I also kept this theme going in the kitchen and bedrooms as well with chrome accents. Take a look at the bar stool chairs, side tables and lamps. I also love adding subtle natural elements to soften a space, so I chose light washed wood coffee and side tables for living room. Sticking with the colour palette - I chose light upholstery in the living and dining rooms, but I switched to a darker pop of blue upholstery for the bar stools in the already light and bright kitchen.It’s also important to keep clutter to a minimum. Some small vases with greenery and a few other simpler decor pieces were enough to make a statement- without being a distraction. Finally, I hung a few pieces of wall art to pull the spaces and colour palette together!
