Home Staging Consult: A Feature Project

If you’ve been keeping up with my weekly blog posts, you’ll know that in addition to interior design, staging is a very significant part of my business. For those of you who aren’t familiar, home staging is one of the most important tools when preparing a property to sell or rent. Home staging can make the world of a difference in the impression your home makes, and it’s potential to sell. As I mention in my Staging vs Interior Design blog post, most buyers have a very hard time visualizing the full potential of a space. So when a space has been staged well, it can very quickly showcase its potential to be a functional and beautiful home.
When it comes to home staging projects, clients often think that the stager or designer is going to come in and change everything about the way they live or their furnishings. We actually often work with what clients already have, and build on it and make it even better! This month’s feature project is the perfect example of this!
Like all of my staging projects, this project began with a consultation. A consultation often involves making recommendations to the home owners such as de-cluttering and storing personal effects. In this case, I had the clients remove children’s toys from prominent living areas, and storing them neatly in a more appropriate space such as the children’s bedrooms.
Other recommendations can include:
- Furniture placement
- Paint colour
- Discussing best placement and use of client's own art and accessories
- Deep cleaning
- Organizing closets, shelving, pantries etc.
- Removing any strong odours (good or bad)
Once the client’s have finished completing my recommendations, if needed I will then go in and supplement with by adding furnishes and accessories to highlight features and really showcase the potential of the space.
For this particular property, I worked with the client’s current paint colour scheme and simply brought in a few additional furniture pieces and decor items. We kept the dining set, credenza, and a few decor items such as the lamps and wall art, and only removed the antique bench, rug, and storage unit to make the most of the floor space. I then added some more appropriate furniture - two accent chairs and a side table - as well as an additional piece off wall art, greenery, and throw pillows that complemented the pre-existing furnishes and colour scheme.

This project is one of the best examples of how a few simple changes and additions can make a huge difference in the look and feel of a space. Without replacing and changing everything in the room, we were able to highlight features and improve functionality, resulting in a cohesive and eye-catching space.
